Re-decoration contracts
Martin Ralph can undertake re-decoration contracts from initial inspection, production of contract documents, contract management through to final account stage. The practice is experienced in liaising with social housing residents to ensure close co-operation between residents and contractors.
Internal and External refurbishment contracts
Surveyors at Martin Ralph are experienced in undertaking Social Housing refurbishment contracts from simple kitchen improvements through to complete property refurbishments.
Building Inspections
We are often requested to inspect specific items or defects on buildings in order to establish the nature of the defect, evaluate the potential for further deterioration of the structure and estimate the cost of rectification.
Subject to the location of the building and available access we are normally able to undertake the survey and produce our report within a 48 hour period.
Party wall advice
Since the Party Wall etc Act 1996 came into force, there has been strict procedure to follow when building work involves a party wall or party fence wall.
The Act is designed to minimise disputes by making sure property owners use a surveyor to determine the time and way in which work is carried out. It is possible to use an ‘agreed surveyor’ to act for both property owners.
Martin Ralph are able to provide Party Wall advice and act as the Building Owners surveyor, Adjoining Owners surveyor or as a joint agreed surveyor. Surveyors in the practice are members of the ‘Pyramus and Thisby Club’ an organisation for surveyors who undertake Party Wall work.
