Fire Risk Assessments
The majority of the Fire Risk Assessments we undertake are for Health Authorities and Central Government Agencies on existing buildings. Requirements vary between types and use of the property and consequently each report it tailored to suit each occasion. Following the assessment and report we are able to, produce a schedule of the necessary works required to comply with current legislation, and if required obtain competitive tenders and manage the contract.
DDA Audits
The 1999 Disabled Discrimination Act has resulted in the Practice being requested to undertaken numerous D.D.A audits for larger organisations.
As DDA requirements vary from property to property, each DDA audit is tailored to suit the client and the property use. Following completion of the audit we are able to provide a schedule of works necessary to upgrade the property to meet the DDA requirements and if necessary we can produce contract documents, obtain tenders and oversee the works.
Design
Martin Ralph have in house design facilities and undertake both new build and extension projects on a wide range of properties. Our surveyors are experienced in undertaking commissions for MOD projects and have completed schemes on bases from Plymouth to London.
New build
Martin Ralph can provide a total turnkey design and project management solution for New Build projects from inspection to completion with the associated architectural, structural, mechanical, electrical and building design services.
Martin Ralph will obtain all the necessary approvals including Planning, Building Control, SBEM, DREAM and air pressure test certificates, resolve all contract enquires and certify valuation certificates at the appropiate stages.
On smaller projects, or if the project management is to be undertaken by the client, we can provide all the required services up to tender let stage.
Refurbishment Contracts
The vast majority of projects we undertake for Central Government Agencies are for upgrading or refurbishment of existing facilities. These projects often include extensions and almost always include mechanical, electrical and structural engineering requirements all of which we can provide.
Contract management
When undertaking new build, extensions or alterations we are able to offer a contract management service in order to ensure that the works are carried out in the appropriate manner. By overseeing the building works, liasing with the contractor and other relevant bodies together with resolving the financial issues we are able to help ensure that the works proceed smoothly.
Land surveys
Land surveys are usually undertaken for new build projects or when relatively large extensions are proposed. The land survey not only identifies the position of elements in plan, but also details the various levels across the site. We have also undertaken land surveys on MOD sites for drainage surveys and to identify boundaries.
Measured surveys
A measured survey is always undertaken prior to producing drawings for alterations or extensions however some clients request measured surveys to assist in space planning, fire risk assessments, rebuilding valuations, or simply to have plans of their property.
